If the park is chipped, peeling or otherwise falling off, those are some red flags. It’s best to see if the tree’s bark is like that all around and not just one place.
Outside of the traditional autumn season, if your leaves are changing to colors they are not supposed to be then your tree could be on the decline. Additionally, trees could be missing leaves in many areas too.
A hollow trunk is a weak trunk. Trunks with cavities or excessive hollowness could be on the decay and are a threat to your property.
